**$50M Refinancing Secured for The Fox and The Grouse in Eden Prairie, MN**
JLL has successfully secured a $50 million refinancing deal for The Fox and The Grouse, a 237-unit luxury multifamily property located in the Golden Triangle neighborhood of Eden Prairie, Minnesota.
The financing was arranged by JLL on behalf of the ownership partnership of Greco and Eagle Ridge Partners, along with their joint venture equity partner, Amstar Group. The team secured a five-year loan through PNC Bank.
Phase I of The Fox & The Grouse, located at 6901 Flying Cloud Drive, began delivering units in December 2024 and completed construction in April 2025. The development offers 205,561 square feet of rentable space across a mix of alcove, one-, two-, and three-bedroom units, with an average size of 867 square feet.
“The property’s outstanding lease-up performance, combined with the sponsors’ proven track record and the submarket’s institutional-quality tenant base, made this an attractive refinancing opportunity for lenders,” said JLL’s representative.
The project highlights the growing appeal of Eden Prairie’s Golden Triangle submarket for institutional investors and reflects continued confidence in the region’s residential real estate fundamentals.
