**Real Capital Solutions Acquires Dallas Office Tower at Significant Discount**
Real Capital Solutions (RCS) has acquired Walnut Glen, an 18-story, 464,289-square-foot Class A office building located at 8144 Walnut Hill Lane along North Central Expressway in Dallas. The property was purchased for $26.1 million. Jonathan Napper with JLL brokered the investment sale.
Walnut Glen is currently 74.24% leased. The purchase price reflects a significant 64.25% discount compared to its previous sale price of $73 million in 2016. This substantial reduction provides RCS the opportunity to implement a comprehensive capital improvement and leasing strategy aimed at enhancing the building’s long-term value and competitiveness along the Central Expressway corridor. The building was originally constructed in 1986.
Planned upgrades include renovations to the building’s lobby, fitness center, and conference center, in addition to the introduction of move-in-ready office suites designed to attract new tenants. Cushman & Wakefield will handle leasing and property management for the asset.
This marks RCS’s second office acquisition in the Dallas market, following the firm’s $66 million purchase of Tower at Park Lane last year.
