13th Floor Investments has completed the first two residential buildings at Parks at Hallandale, advancing a 15.5-acre multifamily community planned for 398 apartments. The property is located at 200 East Pembroke Road in the City of Hallandale Beach and is now beginning to welcome residents. The initial milestone follows the issuance of a Temporary Certificate of Occupancy for the clubhouse and the first two residential structures, which together account for 100 rental units.

The balance of the project is scheduled to come online in phases, with five additional residential buildings totaling 298 units expected to be delivered this summer. Once fully complete, Parks at Hallandale will offer nearly 400 apartments in a master-planned setting, with site improvements and shared amenities organized across the 15.5-acre property.

Residential options at the community include studio, one-bedroom, two-bedroom, and three-bedroom layouts. Unit sizes range from approximately 600 square feet to about 1,400 square feet, providing a variety of floor plans for different household types. Reported asking rents currently span from $2,125 to $4,215 per month, reflecting differences in unit size and configuration within the project.

Parks at Hallandale has been programmed with a broad amenity package intended to serve both residents working from home and those seeking recreational space on site. The development features a clubhouse that incorporates coworking areas and a cinema, offering residents dedicated space for remote work as well as entertainment. A fitness center is also included, providing an indoor health and wellness option within the community.

Outdoor amenities at the property are anchored by a resort-style swimming pool and deck designed for resident use. Additional shared spaces include an outdoor pavilion with barbecue areas that support gatherings and informal events. For active recreation, the project offers pickleball courts, as well as a dog park and a children’s playground, extending the range of uses for households with pets and families.

The total development cost for Parks at Hallandale is estimated at $89 million, according to project details. ANF is leading the construction work for the community, overseeing the build-out of the remaining residential buildings and amenity components. With the first 100 units now activated and additional deliveries planned for the summer, the project is transitioning from construction into its initial lease-up and occupancy phase.
