Raleigh City Council recently approved a rezoning request, allowing for the development of a mixed-use office building up to eight stories high in North Hills. The previous zoning limited structures to three stories. Developer Atlas Stark had initially requested up to 12 stories.
The new zoning permits 336 residential units, 150,000 square feet of office space and 31,000 square feet of retail space; however the developer plans on including approximately 250 residential units instead. To accommodate this plan and bridge across I-440 that would decrease available developable land from almost five acres down to 3.16 acres., Atlas Stark agreed upon an eight story cap rather than city’s desired five story limit due its need for a three-level parking garage .
