Raleigh City Council’s approval of a rezoning request has opened the door for a new mixed-use office building up to eight stories high in North Hills. The previous zoning limited structures to three stories. Developer Atlas Stark had requested up to 12 stories.

The new zoning allows for 336 residential units, 150,000 square feet of office space and 31,000 square feet of retail space with plans by the developer to include approximately 250 residential units.

Atlas Stark agreed that a multimodal bridge across I-440 would be built which decreased the amount of land it could develop from almost five acres down to 3.16 acres; this was necessary due their request for taller buildings in order accommodate said bridge construction needs as well as city requests that kept its cap at five floors while allowing an additional three levels dedicated solely towards parking garages – thus settling on an eight story limit compromise between both parties involved .
