Horizon Partners Northwest, Inc. has completed a substantial renovation of the historic Willamette Building in Tacoma, converting a portion of the property into 18 new makerspace studios. The work focuses on the five-story tower within the larger complex and introduces a dedicated environment for small-scale production and creative enterprises.
The Willamette Building is a 242,229-square-foot brick industrial complex located at 2916–2926 S. Steele Street in Tacoma’s Nalley Valley corridor. Originally constructed in 1907 for the Willamette Casket Company, the property has a long history of accommodating industrial warehouse and office tenants. Its latest repositioning builds on that legacy while adapting the space to current user demand.
The renovation delivers approximately 35,000 square feet of new makerspace units within the tower. Lee & Associates is overseeing leasing for these spaces, which are organized to support a range of users, from individual creators to small businesses. The project allocates the building’s first and second floors exclusively to the makerspace concept, signaling a clear shift in the internal layout toward flexible, production-oriented occupancy.
Makerspaces are shared work environments where individuals and businesses can design, experiment, and build, often using specialized tools and collaborative layouts. At the Willamette Building, available suites range from 1,019 square feet to 3,741 square feet, offering options for tenants with different space requirements. The configuration is intended to accommodate various types of making, fabrication, and creative work within a multi-tenant setting.
The Willamette Building holds both local and national historic recognition, appearing on the Tacoma Register of Historic Places as well as the National Register of Historic Places. This status underscores the property’s longstanding role in the city’s industrial fabric and adds context to the recent renovation activity.
From a location standpoint, the complex offers regional connectivity, with access to Highway 16, Interstate 5, and Highway 509. This transportation network links the property to surrounding employment centers and industrial corridors, supporting distribution, workforce access, and customer reach for future makerspace tenants.
