A large-scale film production campus branded as SuperStudios is moving toward construction in Mansfield, with an estimated project cost of $750 million. The development is envisioned as a multi-phase entertainment destination that combines studio space with hospitality, residential and retail components. According to details shared locally, the plan calls for sound stages and production offices to be complemented over time by restaurants, coffee shops, bars, retail space, hotels and apartments.
The build-out is structured across 10 phases. The first three phases are centered on delivering the core production infrastructure, particularly the sound stages. The remaining seven phases are expected to complete the studio facilities and add housing and mixed-use elements such as restaurants and stores. This phasing approach is intended to bring critical studio capacity online early while allowing the broader mixed-use environment to follow in subsequent stages.
Reporting from the Fort Worth Star-Telegram indicates that the initial construction phase will cover approximately 16 acres. That first phase is planned to include four sound stages, each measuring 18,000 square feet, positioning the project to offer a meaningful amount of production space at the outset. Two office buildings with a combined 42,000 square feet of attached office space are part of this phase, providing on-site support areas for production users and related businesses.
In addition to the sound stages and offices, the first phase program includes 100,000 square feet of mill space. This component is designed to support set construction and other production functions that require large-format, flexible industrial-style space. Together, these elements create a substantial base of purpose-built facilities aimed at attracting film and television production activity once the campus opens.
The initial construction phase is expected to cost approximately $50 million, a portion of the broader $750 million budget for the full development. Work on this first phase is targeted to begin in late August or September, with completion anticipated in summer 2027, subject to execution timelines. As the project advances through later phases, additional residential, retail, dining and hospitality uses are planned to complement the production environment and activate the site beyond pure studio operations.
Dallas-based Lineage Legacy Partners is identified as a developer partner on SuperStudios, working alongside other project stakeholders. Full Send Partners is serving as the investment bank on the initiative, while design responsibilities are being handled by Gensler and ARCO. Together, these firms are assembling the framework for a long-term studio and mixed-use campus intended to expand Mansfield’s role in the region’s film and entertainment sector.
