Skanska has secured two retail tenants for Kaye, the firm’s new 31-story residential tower in Seattle’s Belltown neighborhood, with openings expected in the coming weeks. The street-level spaces are intended to serve both building residents and the surrounding community as part of an activated ground-floor environment.
Boutique fitness concept BODYROK is slated to be the first to open at the property. The brand plans to launch its inaugural Washington state studio at Kaye in an approximately 4,100-square-foot space, with an opening targeted for early May. The company expects this location to function as the starting point for a broader rollout of BODYROK studios across the Seattle region.
Following the BODYROK opening, Eva’s Café & Bar is scheduled to begin operations at Kaye in early June. The concept will occupy about 1,100 square feet and is described as a hospitality-focused offering aimed at Belltown residents, downtown office workers, and visitors. Its programming is positioned to provide a flexible food-and-beverage option throughout the day and into the evening.
Skanska executives noted that these tenants align with the original intent for Kaye’s ground floor, emphasizing a resident- and community-centered mix that contributes to the existing character and energy of Belltown. They also highlighted BODYROK and Eva’s Café & Bar as experience-oriented destinations that add amenities for residents within the building while supporting downtown activity.
The two leases collectively bring fitness and food-and-beverage uses to Kaye’s retail component, reinforcing the building’s role as a mixed-use asset within a dense urban neighborhood. As BODYROK pursues additional regional locations, the Kaye studio is expected to remain the brand’s key foothold in the Seattle market, while Eva’s Café & Bar is designed to draw both on-site residents and a broader customer base from the surrounding area.
The addition of these tenants underscores ongoing demand for service and lifestyle-oriented retail in residential towers, particularly in walkable neighborhoods such as Belltown that draw a mix of locals, downtown employees, and visitors.
