Granite Properties has brought Factory Six03, a vintage office property in Dallas, to the market. The 123-year-old building, located at 603 Munger Ave., totals 215,111 square feet of office space and is currently 78% leased. Cushman & Wakefield has been engaged to market the asset.

Factory Six03 was originally constructed in 1903 and has undergone a series of transformations over its long history. Before Granite Properties’ involvement, the property was known as the West End Marketplace. According to reporting from the Dallas Business Journal, Granite Properties acquired the more than 100-year-old building in 2015, at a time when it had been vacant for a decade.

Following its 2015 acquisition, Granite Properties outlined a redevelopment program aimed at repositioning the historic structure as a modern office destination. Plans called for the addition of 10,000 square feet of ground-level space designated for restaurant uses, enhancing the building’s activation at the street level. The project also envisioned a rooftop deck on the eighth floor intended to serve office users and enhance the property’s amenity offering.

Additional planned improvements included a community lobby, a conference facility and a coffee bar to support tenant collaboration and daily use. Granite Properties also planned to convert the existing basement area into executive parking, leveraging the structure’s existing footprint to provide on-site parking for users of the building.

The building’s current identity as Factory Six03 reflects its industrial and manufacturing roots. Over the years, it has housed a range of occupants, including Brown Cracker and Candy Co., Sunshine Biscuit Factory and, later, the West End Marketplace Festival. These historical uses underscore the property’s longstanding role in the area before its repositioning as office space.

With the property now on the market and a national brokerage firm handling the assignment, Factory Six03 represents a stabilized but not fully leased office asset with historic character in a well-known Dallas district. While pricing and other transaction terms have not been disclosed, the offering highlights the continued investor focus on historic, adaptive buildings that have been repositioned for modern office use.
