NewQuest has started construction on the multi-tenant portion of Texas Heritage Marketplace, a planned $400 million retail destination in Katy. The newly launched phase centers on a five-acre, park-like green space now branded as Heritage Grove, which is designed to be framed by restaurant and wellness-focused retail offerings and several junior anchor spaces.

Plans for the multi-tenant component call for 35,000 square feet dedicated to dining concepts and spa- or fitness-related retail surrounding Heritage Grove. In addition, the project includes more than 100,000 square feet set aside for four junior anchors positioned at the core of the development. This configuration is intended to integrate the anchors with the surrounding open space and smaller-format storefronts.

NewQuest is targeting a first-quarter 2027 delivery for the junior anchor space, which is being marketed to a line-up that includes Academy + Sports, Burlington, Spec’s Fine Wines & Spirits and Ulta Beauty. The same timeframe is anticipated for bringing Heritage Grove on line, aligning the opening of the central green space with the completion of the adjacent junior anchor blocks.

An EoS Fitness location is also planned next to Heritage Grove and is expected to be delivered in conjunction with the junior anchors and the green space. Together, the junior anchors, fitness offering and park-like setting are intended to form a critical mass of activity in the middle of the development, complementing the larger-format anchors on the perimeter.

The major anchor program for Texas Heritage Marketplace features a Lowe’s Home Improvement store, a Target and a membership-based wholesale club. These big-box components are described as being in various stages of construction, with staggered openings scheduled to begin in September. The sequencing is expected to bring anchor traffic to the site ahead of the multi-tenant phase’s planned 2027 completion.

Arch-Con Corp., based in Houston, is serving as NewQuest’s general contractor for the multi-tenant retail buildings and associated site work at Texas Heritage Marketplace. AO is identified as the architect of record for this component of the project. The combination of an established developer, a regional general contractor and a dedicated design team underscores that the multi-tenant portion of the large-scale retail project has moved firmly into its execution phase.
