The Allan Bailey Johnson Group, based in Dallas, has acquired the regional FBI headquarters at 201 Maple St. in Chelsea, MA for $134.5 million, according to reporting by the Boston Business Journal. The seller, ACS Development of Chelsea, originally purchased the site in 2003 for $3 million before it was redeveloped to house the federal agency.
The eight-story property totals 268,000 square feet and serves as a regional headquarters facility for the Federal Bureau of Investigation. The FBI relocated to the Chelsea site in 2016, opting for a more secure, standalone building just off Route 1 after previously occupying space at One Center Plaza in downtown Boston.
At the time of the relocation, the U.S. General Services Administration executed a 20-year lease for the property, providing long-term federal tenancy at the building. The facility functions as the FBI’s Boston-area field office and oversees operations across all of New England except Vermont, managing 10 satellite offices throughout the region.
The sale of 201 Maple St. comes as the federal government continues a broader review of its nationwide real estate footprint to determine which buildings are still needed. Despite widespread pressure on office valuations, the Business Journal reported that the Chelsea transaction stands out as an exception, with pricing characterized as an aberration in a period of generally depressed office values.
The transaction underscores the role of mission-critical federal facilities as a distinct segment within the office market, where secure locations and long-duration government leases can support pricing that diverges from broader market trends.
