A fund managed by Clarion Partners has sold a four-building industrial portfolio in Pompano Beach to Link Logistics for $163.1 million. The portfolio, known as Pompano Center, was acquired by Link Logistics, a company affiliated with Blackstone. The transaction involves four warehouses totaling 623,256 square feet.
The properties are located at 2510 W. Copans Road and together span 37.4 acres. The buildings were developed between 2000 and 2002, positioning the assets as relatively modern industrial product. According to the South Florida Business Journal, the portfolio last changed hands in 2016 for $77.25 million, providing a reference point for the asset’s trading history over the past decade.
Recent tenants at the Pompano Center warehouses include a mix of national and specialized industrial and distribution users. Among the occupants are Lowe’s Home Centers, Supply Side Solutions, Stoneline Group, WorldPac, American Flooring Supplies, and Unique Custom Marine Vault. The tenant roster reflects a variety of uses within the industrial sector, including home improvement, automotive, flooring, and specialized marine-related operations.
The sale occurs against the backdrop of shifting industrial fundamentals in Broward County. A fourth-quarter report from Colliers cited in the article notes that the county’s industrial vacancy rate reached 6.8%, up from 5.1% a year earlier. This uptick suggests that available space has increased over the past year, even as institutional investors continue to trade sizable warehouse portfolios in the region.
Link Logistics has also been active on the disposition side in South Florida. In 2025, Blackstone’s Link Logistics sold three industrial properties in Miami-Dade County for $90 million or more, including a $130 million sale completed in September. These transactions illustrate the company’s ongoing role as both a buyer and seller of industrial real estate across the broader South Florida market.
The Pompano Beach portfolio transaction highlights continued institutional engagement with South Florida warehouse assets, supported by a tenant base anchored by national brands and specialized users, even as vacancy levels show signs of softening in Broward County.
