Lendlease has begun pre-leasing at Habitat Residences, the new multifamily component within its Habitat mixed-use development in Los Angeles. The 12-story community, located at 3411 S. La Cienega Blvd., is scheduled to open this spring and will deliver 260 rental units to the local housing market.
Habitat Residences is programmed with a range of layouts, including studio, one-bedroom and two-bedroom apartments. The building will also offer penthouse homes on the top two floors, with each penthouse featuring a private balcony or terrace to provide residents with dedicated outdoor space.
Ryan Burton, director of development and senior vice president at Lendlease, described the residential design as hospitality-influenced and aligned with California’s distinct character, emphasizing a focus on both comfort and refinement. According to Burton, the intent is for the lobby, amenity areas and individual residences to present a cohesive, carefully curated living environment for future tenants.
The residential building is part of a larger mixed-use campus designed by SHoP Architects. Immediately east of Habitat Residences, the plan includes a creative office building totaling 260,000 square feet. This office component is designed with large floor plates ranging from 40,000 to 50,000 square feet, 14-foot floor-to-floor heights and private terraces, aligning the commercial space with contemporary tenant requirements for flexibility and access to outdoor areas.
Habitat’s combination of multifamily and creative office uses reflects an integrated development approach centered on a single site in Los Angeles. The introduction of 260 new rental units alongside a sizable creative office building positions the project to serve both residential and commercial demand within the surrounding area, with leasing now underway on the multifamily side in advance of the property’s opening this spring.
