EoS Fitness is expanding its Florida footprint with two new long-term leases, adding locations in Palm Beach Gardens and Cape Coral that are both slated to open in 2027. The new gyms will occupy former or newly built retail spaces in established shopping centers, positioning the fitness brand alongside a mix of national and regional tenants.
In Palm Beach Gardens, EoS Fitness has leased nearly 42,000 square feet at 7070 Fairway Drive. The space was formerly occupied by LA Fitness and sits adjacent to the PGA National Resort, within the PGA National Shops center. EoS will serve as the anchor tenant for PGA National Shops, joining a lineup that includes Chase Bank, Pollo Tropical and The Learning Experience. The landlord, Centro, represented itself in the transaction, while SRS Real Estate Partners represented EoS Fitness as the tenant.
The Palm Beach Gardens facility adds to EoS Fitness’ presence in the city, with the new location expected to open in 2027. The large-format gym will backfill a vacated fitness space in a shopping center that is already anchored by service, dining and educational uses, reinforcing the property’s role as a community retail hub adjacent to a major resort destination.
On the Gulf Coast, EoS Fitness has also signed a 40,000-square-foot long-term retail lease at Coral Grove Town Center in Cape Coral, Florida. The gym will be one of the anchors in the 350,000-square-foot mixed-use center, joining Whole Foods as a key traffic driver for the project. The Coral Grove Town Center lease is also scheduled to commence with an opening targeted for 2027.
The Cape Coral transaction was brokered by SRS Real Estate Partners, which again acted on behalf of EoS Fitness. Newmark represented the landlord, identified as L&L Holding Company. With these two commitments, EoS Fitness is securing large blocks of retail space in both an established shopping center and a sizable mixed-use development, aligning the brand with other category-leading anchors and national retailers in Florida.
