Gladstone Institutes, founded in 1979, has been in growth mode following the launch of a fundraising campaign in 2024 aimed at hiring hundreds of scientists. The organization had initially focused on expanding its current 200,000-square-foot headquarters at 1650 Owens St., roughly 200 feet from the new site. As it advanced through the city’s approvals process for that expansion, it also began evaluating a parallel strategy of leasing space within the nearby megacampus.

According to reporting from the San Francisco Business Times, Gladstone explored the lease option at a time when space in Mission Bay was available at rental rates that were lower than those historically seen in the submarket. That dynamic contributed to the decision to secure a large block of future laboratory space rather than rely solely on a physical expansion of the existing headquarters building.

While specific lease terms were not disclosed, the agreement includes an option that would allow Gladstone to purchase the space in the future. This structure provides the tenant with flexibility to transition from occupancy to ownership, depending on its long-term space needs and broader strategic plans. The laboratory facility is part of the Alexandria Center for Science and Technology’s Mission Bay Megacampus, a prominent cluster of life science and research buildings in the area.
