Real estate development firm BFC Partners has committed to a long-term presence at 17 State St., signing a 10-year lease for a full floor at the office property in Lower Manhattan’s Financial District. The transaction covers 13,758 square feet, giving the tenant a full-floor layout within the tower.
Brooklyn-based BFC Partners, founded in 1984, is a full-service real estate development firm recognized for its work on mixed-use and mixed-income projects. While the company is best known as a developer, in this case it is acting as an office tenant, expanding its footprint within Lower Manhattan’s office market by securing a dedicated full-floor space.
RFR, the owner of 17 State St., highlighted robust demand for space at the property in connection with the lease. According to AJ Camhi of RFR, many top-tier firms are seeking to establish a presence in the building, and the firm views BFC Partners’ commitment as a notable addition to the tenant roster. Camhi pointed to the property’s views and workplace environment as differentiating features in the downtown office landscape.
RFR further emphasized that new bespoke pre-built suites and upgraded tenant amenities at 17 State St. have been important contributors to what it described as record-breaking leasing velocity at the building. The landlord’s strategy centers on pairing move-in-ready space with shared amenity offerings to maintain leasing momentum and appeal to office users looking for a more elevated workplace setting.
RFR was represented in-house on the lease transaction by AJ Camhi, Paul Milunec and Ryan Silverman. The landlord’s team was also supported by a JLL leasing group comprising Mitchell Konsker, John Wheeler, Andrew Coe and Margaux Kelleher.
