Colliers has arranged the sale of a recently delivered, multi-tenant industrial facility in Marysville, Ohio, within the Columbus metropolitan statistical area. The 54,672-square-foot property is located at 14711 Industrial Parkway and serves as a modern, small-bay industrial asset with a fully leased rent roll. The transaction involved a local private investor acquiring the building from Pioneer Development.

The Colliers Industrial Capital Markets team of Alex Cantu, Alex Davenport, Jeff Devine, Steve Disse, and Tyler Ziebel, working in partnership with Jonathan Schuen from Colliers’ Columbus office, represented the seller in the disposition. Their role focused on marketing the stabilized asset and coordinating the sale on behalf of Pioneer Development to the private buyer.

Completed in 2024, the building was delivered as a contemporary industrial facility designed for multiple tenants. At the time of sale, the asset was 100% occupied by seven tenants, with an average footprint of 7,810 square feet per tenant. This configuration positions the property to cater to a range of industrial users that require flexible, small to mid-bay spaces.

Physical features of the facility include clear heights ranging from 24 feet to 26 feet, which support a variety of warehousing and light industrial uses. The building is equipped with six dock-high loading doors and eight drive-in doors, allowing for multiple points of truck and van access. A 120-foot truck court supports efficient circulation and loading operations for tenants using the site for distribution or logistics.

The property also benefits from a 10-year real estate tax abatement that covers 75% of applicable taxes, providing a long-term cost advantage for ownership and tenants. This incentive is a notable component of the property’s financial profile and enhances its appeal as a stabilized investment asset.

Strategically situated within Marysville’s 33 Smart Mobility Corridor, the facility offers direct access to U.S. Highway 33 and convenient connectivity to Interstate 270. These linkages in turn connect to Interstates 70 and 71, allowing users at the property to reach regional and national distribution routes across the broader Columbus logistics network.

The combination of modern building specifications, full occupancy, tax abatement, and regional transportation connectivity underpinned the investment thesis for the buyer and supported Colliers’ marketing of the asset on behalf of Pioneer Development.
