The Denison Development Alliance has appointed Craig International as master developer for a 189-acre, city-owned site positioned at the intersection of US Highway 75 and FM-84 in far North Texas near Lake Texoma. The large tract, controlled by the City of Denison, is planned as a walkable, mixed-use destination intended to enhance the northern gateway to the community and complement broader development activity in the area.
Craig International, led by founder and CEO David Craig, has been tasked with shaping the overall vision for the property and coordinating its long-term build-out. Craig has stated that the goal for the site is to establish a pedestrian-friendly environment that can accommodate major users and generate lasting economic and placemaking benefits for Denison. The location is described as sitting at the front door of Preston Harbor, underscoring its strategic position relative to other planned regional investment.
The site offers elevated topography and expansive views of Randell Lake and Lake Texoma, distinguishing it from more conventional commercial tracts along the highway corridor. These natural features are expected to be an important consideration as Craig International and the city refine the development framework, with visibility and lake proximity likely to influence how different uses are organized across the 189 acres.
The property is directly adjacent to the future Preston Harbor project, a planned $6 billion mixed-use development that is described as one of the largest in the region. Craig International already serves as the lead developer for Preston Harbor, and the firm will now extend its planning and implementation efforts to this neighboring site. The dual role positions the company to coordinate land use, circulation, and branding between the two properties, with the newly assigned tract serving as a prominent entrance to Preston Harbor.
According to the announcement, the Denison project will advance in phases rather than as a single, one-time build-out. Initial work will focus on collaborative planning between Craig International and the City of Denison, including refinement of the site plan, alignment on a long-term vision for the acreage, and the recruitment of key anchor users. This early-stage effort is expected to set the framework for future vertical development and tenanting activity, as the city and its development partner work to position the property within the broader Lake Texoma corridor.
