Marx Realty has started work on a new phase of retail development at Cross County Center in Yonkers, NY, advancing a 58,000-square-foot expansion at the open-air shopping destination. The project will add two new retail buildings on the property’s north lot and is designed to respond to tenant demand at the long-established regional center.

Cross County Center currently totals 1.15 million square feet of retail space distributed across several buildings. When the property opened in 1954, it housed 30 stores, but it has since grown into a complex featuring more than 100 retail, dining, educational and entertainment uses. The center’s evolution reflects its expanded tenant mix and physical footprint over time.

The expansion now underway will be organized around two structures with distinct formats and sizes. Plans call for a single-story building of approximately 14,000 square feet and a separate two-story building of approximately 44,000 square feet. Together, these buildings will deliver additional retail area to the north side of the property.

According to Marx Realty, a 44,000-square-foot build-out within the new two-story structure is planned for a national apparel retailer that will establish a super flagship location at Cross County Center. The specific retailer was not disclosed, but the format is described as a large-scale flagship intended to anchor a significant portion of the new space.

Craig Deitelzweig, CEO of Marx Realty, said that strong demand for space at Cross County Center was the primary driver for adding new square footage. He noted that interest from retailers has created a need for additional physical space at the property. In conjunction with the expansion, the company plans to restack existing tenants at the center, reallocating current locations to better align with retailer requirements and the new layout.

Marx Realty also intends to integrate new open-space features with the latest phase of development. Plans include a four-acre park and boardwalk that will serve as a new front door to the property. The park and boardwalk are described as a welcoming entry experience that will complement the center’s existing mix of retail and entertainment offerings.

As construction progresses on the two-building retail addition and associated public-realm improvements, Cross County Center is positioned to increase its total number of stores and enhance circulation within the complex. The combination of added retail area, a major apparel flagship build-out and new outdoor amenities represents a continued build-out of the Yonkers property’s long-standing role as a multi-tenant retail destination.
