PREMIER Design + Build Group has delivered a new Class A industrial facility for Rexford Industrial at 15010 Don Julian Rd. in the City of Industry. The completed project adds 219,242 square feet of modern industrial space to the market and includes an 11,000-square-foot, two-story office component integrated into the building. The development reflects the ongoing collaboration between Rexford and PREMIER on industrial facilities across Southern California.
The new building is designed to support warehouse and distribution users with contemporary specifications that emphasize operational efficiency. It offers a 36-foot clear height, allowing for high-density racking and vertical storage strategies for users that require significant cubic capacity. The facility also includes 21 dock-high doors, providing ample dock positions for inbound and outbound freight activity, along with a single grade-level load-in door to accommodate at-grade access and flexible loading needs.
Life-safety and risk management features are incorporated into the base building design. The project is equipped with an ESFR (early suppression fast response) sprinkler system, which is intended to support a wide range of industrial storage and distribution uses requiring robust fire protection. This feature can be particularly useful for tenants with higher rack heights or more complex inventory profiles, while also aligning with modern code and insurer expectations for a Class A industrial asset.
Sustainability and long-term operating efficiency are also built into the project. The facility includes a rooftop solar panel system, positioning the building to generate on-site renewable energy. This feature supports Rexford and PREMIER’s stated emphasis on sustainability and may help reduce operating costs over time by offsetting a portion of the property’s power needs, depending on tenant usage and utility arrangements.
The 11,000-square-foot office component was designed in collaboration with a local architect to create a modern, functional workplace environment within the industrial asset. The office area includes a second-story balcony and a facade characterized by expansive window lines, providing natural light and an enhanced visual identity at the front of the property. These design elements aim to support both user experience and corporate image for future occupants.
PREMIER worked with a team of specialized consultants and design professionals to execute the project. Herdman Architecture + Design, Inc. contributed architectural services, while Hunter Environmental, Kramer Engineering, Huitt-Zollars, and RPM Engineers were also involved. Their roles supported various aspects of environmental analysis, engineering, and technical design, helping bring the Class A facility from concept to completion for Rexford Industrial.
