Cushman & Wakefield has arranged the sale of The Campus at Greenhill, a Class A office campus in central Connecticut, to KS Partners, LLC for an undisclosed amount. The property is located at 108 Leigus Rd. in Wallingford, CT, and the transaction adds a large, modern office asset to KS Partners’ holdings in the region. Cushman & Wakefield’s Capital Markets team, led by Matt Torrance and Al Mirin, represented the seller in the sale, working alongside broker Bob Motley.

The Campus at Greenhill was built in 2012 following LEED guidelines, positioning it among the more recent office developments in the central Connecticut market. The campus comprises approximately 288,795 square feet of office space and is designed as a multi-tenant environment. According to the parties involved, the property is considered one of the newest and most technologically advanced office campuses in the area, which distinguishes it within the region’s competitive office inventory.

The campus is anchored by Anthem Blue Cross Blue Shield, providing a major credit tenant that helps define the property’s profile. This anchor tenancy supports the building’s positioning as an institutional-quality asset and is a notable feature of the investment. The combination of modern construction, adherence to LEED guidelines, and a significant healthcare-related corporate anchor contributes to the property’s standing as a Class A office campus.

Commenting on the acquisition, Jennifer Carrigan, VP and director of leasing at KS Partners, described the Campus at Greenhill as a unique and exceptional asset. She noted that the property will complement KS Partners’ existing Corporate Ridge properties at 500 Enterprise Dr., 55 Capital Blvd. and 175 Capital Blvd. in Rocky Hill. Her remarks indicate that KS Partners views this acquisition as strategically aligned with its other office holdings in the central Connecticut corridor.

While the purchase price and other financial terms were not disclosed, the involvement of Cushman & Wakefield’s Capital Markets team underscores the institutional nature of the transaction. The deal brings together a large, recently built, LEED-guideline campus and an established regional owner focused on leasing and asset management across multiple office properties. With Anthem Blue Cross Blue Shield anchoring the campus and KS Partners taking over as the new owner, the property is positioned to remain a prominent Class A office destination within Wallingford and the broader central Connecticut office market.
