Santander Brasil plans to relocate its corporate headquarters to Campus JK, an office development in São Paulo being built by U.S.-based GTIS Partners. The bank is targeting the second half of 2028 for the move, aligning its long-term occupancy plans with a ground-up project that is currently under construction. The new headquarters will be located on Avenida Presidente Juscelino Kubitschek and will occupy space within a campus designed to cover an entire city block in one of São Paulo’s key business corridors.

Campus JK is planned as a large-scale office complex totaling more than 101,000 square meters, which equates to approximately 1.1 million square feet of space. The project is described as a full-block development, signaling a sizable footprint within the urban fabric surrounding Avenida Presidente Juscelino Kubitschek. As a purpose-built headquarters location for Santander Brasil, the campus is positioned to serve as a central hub for the bank’s corporate functions once completed and occupied.

Maristella Diniz, partner and head of development and asset management for GTIS Partners in Brazil, noted that working with Santander on Campus JK demonstrates the alignment between the bank’s institutional objectives and GTIS Partners’ capabilities as a real estate developer. She stated that the project reflects Santander’s strategy of investing in high-performance infrastructure and also underscores GTIS Partners’ focus on delivering international-grade real estate assets. According to Diniz, the initiative is intended to contribute to both the urban and corporate landscape of the surrounding area.

GTIS Partners, which has approximately $4.9 billion in assets under management, brings experience across structuring, design, development and asset management, overseeing projects from initial concept through final delivery. In São Paulo, the firm has been involved in several notable developments, including the Infinity office building and the Hotel Palácio Tangará. Campus JK adds to this portfolio of flagship assets and represents another large-scale office project by the firm in the city.

The relocation of Santander Brasil’s headquarters into the new Campus JK development and the scale of the project highlight continued institutional engagement in purpose-built office assets in São Paulo’s corporate districts. With planning underway for occupancy in the second half of 2028, both Santander Brasil and GTIS Partners have outlined a multi-year timeline that connects ongoing construction activity with future corporate space requirements.
