Rockefeller Group has introduced Alina, a new mixed-use residential tower that will stand as Atlanta’s tallest residential building. The project is planned to rise 60 stories and reach a height of 749 feet, delivering 357 rental residences in a high-rise format. Positioned as a mixed-use property, Alina is designed to combine extensive amenity offerings with a broad range of residential layouts.
The residential program at Alina will span a variety of unit types to appeal to different renter profiles. The building is expected to offer studios, one-bedroom, two-bedroom, and three-bedroom apartments, as well as loft-style residences and penthouse units. Penthouse and loft homes are planned with private parking, adding a premium feature for residents at the top of the tower. While specific floor plans and unit sizes are not detailed, the range of configurations points to a diversified multifamily offering within the tower.
A central component of Alina’s concept is its amenity package, which will encompass more than an acre of indoor and outdoor spaces dedicated to resident use. The building will feature an athletic club that includes strength and cardio training areas, full-service locker rooms, and private spa treatment rooms. Wellness-focused amenities will be further supported by saunas, frost lockers, and designated recovery spaces intended to facilitate post-workout and restorative routines.
Additional fitness and wellness facilities at Alina will include an indoor Yoga and Pilates studio, a private training studio for individualized sessions, and a dedicated recovery zone. Outside, residents will have access to an outdoor Pickleball court, reflecting the growing popularity of the sport as a social and recreational activity in multifamily communities. These features position the tower as a highly programmed residential environment with a strong focus on health and fitness.
Social, entertainment, and leisure uses are planned around a clubroom programmed with multiple activity zones. The clubroom will offer two fireplace lounges, billiards, shuffleboard, and an entertaining kitchen suited for gatherings and resident events. A golf simulator will provide an additional recreational option, while an indoor/outdoor porch lounge will extend the social spaces to the exterior of the building. Together, these elements are intended to support both casual and organized resident engagement.
One distinctive feature planned for Alina is a dedicated dog run situated on the 20th floor. This elevated pet amenity will provide panoramic views of the city while giving residents a convenient on-site space for their pets. The combination of high-rise living, a broad amenity package, and pet-focused design underscores the project’s positioning within Atlanta’s multifamily market as a vertically oriented, amenity-rich residential tower.
