Executive Vice President Bob Horn of JLL represented the landlord, Great Lakes Capital, in the transaction. The property, located at 5911 Dylan Dr. in South Bend, totals 294,400 square feet and is described as a Class A distribution building.
The facility was completed in 2024 and is now fully leased to a third-party logistics provider that supports Amazon’s regional distribution network. While the tenant’s name and the lease terms were not disclosed, the commitment secures full occupancy for the building shortly after completion, positioning the asset as an active node within Amazon’s broader logistics system.
Building specifications include 32-foot clear heights, which support modern racking and high-cube storage, along with 20 dock doors and 4 drive-in bays to accommodate a range of loading and vehicle types. The property is equipped with ESFR sprinklers and sits on a 29.69-acre site designed to accommodate both trailer storage and potential future expansion, reflecting a layout geared toward high-throughput distribution operations.
The distribution center is part of the larger South Bend Distribution Center, a 450-acre industrial park that has attracted a diverse tenant roster. Current occupants in the park include Hubbell/Raco, Global Parts Network, FedEx, Freight & Ground, Chase Plastics, AM General, Thyssenkrupp, Amazon, CTDI, Logan Resource Center and Comstar. The presence of these companies underscores the park’s established role as a regional logistics and industrial hub.
Access and transportation connectivity are highlighted as key strengths of the location. The property offers convenient access to the Indiana Toll Road, supporting regional truck movement, and it is situated approximately five miles from South Bend International Airport.
