Wingate Living has expanded its seniors housing footprint with the acquisition of a 59-apartment independent and assisted living community in Brewster, MA. The property, located at 64 Woodlands Way, marks the company’s first community on Cape Cod. Terms of the transaction were not disclosed.
The buyer is positioning the acquisition as a long-term investment in the asset, with plans for an extensive revitalization program. Wingate Living is partnering with designer Elizabeth Markel to oversee the redesign, reflecting a focus on both functionality and aesthetics across the community.
At the close of 2025, Wingate Living reported a portfolio-wide occupancy rate of 97%, underscoring strong utilization across its seniors housing platform. Against that backdrop, the company is extending its operating presence to Brewster, aiming to align the new community with the standards it applies across its existing properties.
Following the transaction, the community has been rebranded as Wingate Residences at Pleasant Bay. The renovation scope includes upgrades to the interiors of all 59 apartments and modernization of all common areas. According to the company, the improvement plan is being structured to minimize disruption for current residents while pursuing a comprehensive transformation of the living environment.
Alexandra Schuster, president of Wingate Living, noted that the company is bringing its senior living platform to what she described as a community with a strong sense of connection. She emphasized that the firm intends for the Brewster property to reflect the same quality standards that residents experience at other Wingate communities.
The combination of a new geographic foothold on Cape Cod, a full-property refresh, and an already high portfolio occupancy rate highlights Wingate Living’s continued focus on seniors housing assets and operational performance. While financial details of the acquisition and renovation have not been released, the move reinforces the company’s commitment to investing in and repositioning seniors housing communities.
