Work is underway on Custer Frontier Marketplace, a new Kroger Marketplace-anchored retail center at the southeast corner of Custer Road and Frontier Parkway in McKinney. The project is positioned in a growth corridor where the communities of McKinney, Celina and Prosper converge, and will add a significant new retail destination to this expanding area. It will be the third Kroger store location in McKinney, reinforcing the grocer’s presence in the local market.

The centerpiece of the project is a Kroger Marketplace store totaling 99,000 square feet. In addition to the full-line grocery offering, the store will include a Kroger fuel station, creating a combined grocery and fuel destination at the site. The anchor is designed to serve as the primary traffic driver for the broader shopping center, supporting a mix of surrounding retail users.

Beyond the main store, Custer Frontier Marketplace is planned to include approximately 54,000 square feet of small-shop and freestanding retail space. This space will be arranged across multiple buildings and supported by pad sites intended for a neighborhood-focused tenant mix. Planned categories for these spaces include shops, dining, services, medical and beauty users, creating a broad array of daily-needs and convenience options for surrounding residents.

At full build-out, Custer Frontier Marketplace is expected to total about 170,000 square feet. The combination of a large-format grocery anchor, fuel station and smaller shop space is intended to capture both routine grocery trips and discretionary retail and service visits from households across the three nearby communities.

Weitzman is managing the development of Custer Frontier Marketplace under the direction of David Palmer. On the leasing front, Michelle Caplan and Maggie Hansen with Weitzman are overseeing tenant outreach and negotiations for the center’s available shop space and pad sites. Together, the development and leasing teams are working to curate a tenant lineup aligned with neighborhood demand in this emerging corridor.

The new Kroger Marketplace and its associated retail components add another grocery-anchored node to McKinney’s retail landscape, reflecting continued retailer interest in areas experiencing sustained residential and population growth. As construction proceeds, the center is expected to provide additional retail, service and dining options for residents of McKinney, Celina and Prosper while deepening Kroger’s footprint in the local market.
