Colliers Facilitates Sale of Indianapolis Industrial Portfolio
Colliers has facilitated the sale of a four-building shallow bay industrial portfolio totaling 133,200 square feet in the south industrial submarket of Indianapolis.
The transaction was managed by Colliers Industrial Capital Markets advisors Alex Cantu and Alex Davenport, alongside Jason Speckman and Tyler Wilson from the firm’s Indianapolis industrial leasing team. The seller, Hornet Investors, was represented by Colliers, while the acquisition marks Denholtz Properties’ first purchase in the Indianapolis market.
Known as Park Elmwood, the portfolio is strategically located off Interstate 465 along Emerson Avenue, offering seamless access to the broader Indianapolis metropolitan statistical area and key interstate corridors. The property features 16-foot clear heights and is uniquely configured with highly demised suites tailored for smaller industrial users.
With a rare shallow bay configuration, Park Elmwood includes 47 drive-in doors, 44 dock-high doors, and an average suite size of approximately 1,600 square feet. At the time of the sale, the portfolio was 92% leased to 57 tenants.
