**Baer Manufacturing Signs Long-Term Lease for 606,000-SF Facility at CrossPoint Business District**
Baer Manufacturing has signed a long-term lease for a 606,000-square-foot build-to-suit facility within Phase 2 of the CrossPoint Business District. The development, located in Georgetown just north of State Highway 195 and south of County Road 143, is led by Jackson-Shaw.
The new facility will be used to produce prefabricated electrical products, with a primary focus on underground duct banks that support data center infrastructure — a key component of the growing digital economy.
To maintain operations during construction, Baer has also leased approximately 73,000 square feet of existing space in Phase 1 of CrossPoint Business District as a temporary production and logistics hub.
Construction of the Phase 2 facility is scheduled to begin in March 2026, with completion targeted for the second quarter of 2027. ARCO/Murray Design Build and Ryan Companies will serve as general contractors for the project.
The build-to-suit initiative is backed by equity partner Compatriot Capital, with financing provided by Busey Bank. Darryl Dadon and Olivia Reed of CBRE are handling leasing for the development.
