**Hillwood Plans 44-Acre Mixed-Use Development in Westlake**
Hillwood is set to develop a new 44-acre mixed-use project, named Front 44, at Circle T Ranch in Westlake, east of its Alliance development. The ambitious plans include a four-story office building, 65,000 square feet of retail space, a restaurant plaza, and a 150-room hotel.
The development’s name, “Front 44,” reflects its location on the front 44 acres of the 2,500-acre Circle T Ranch—owned by Hillwood Chairman Ross Perot Jr. The expansive ranch, acquired by Perot from Nelson Bunker Hunt in 1993, is already home to a nine-hole private golf course as well as corporate campuses for Charles Schwab Corp. and Deloitte University.
A potential anchor tenant for the new development is a 54,000-square-foot Schwab wealth management building, which would be situated adjacent to Schwab’s headquarters. Dallas-based architecture and design firm GFF is leading the design of the project.
Hillwood anticipates beginning construction in the third quarter of this year, with completion expected in 2027.
