**Former Fort Worth Oncor Offices Converting to Apartments and Retail**
3L Real Estate, which acquired the 115th Street West building in 2023, is moving forward with plans to convert the former Oncor Building in downtown Fort Worth from office space into multifamily housing. Construction on the adaptive reuse project is set to begin within the next couple of months, with Hasen brought on board to lead the construction efforts.
The 16-story, 300,000-square-foot tower will be rebranded as “115th West 7th Street” and transformed into approximately 330 residential units. These will include a mix of studio, one-bedroom, and two-bedroom apartments. The project also integrates existing ground-floor restaurants and retail and will introduce new amenities such as atriums, a fitness center, and a business center. Project completion is anticipated within two years.
Originally constructed in 1952, the building was once the headquarters of the Fort Worth National Bank. It currently houses high-end dining establishments, including The Capital Grille and Little Red Wasp, along with a PlainsCapital Bank branch.
Architecture and design for the project are being led by Bennett Partners.
