**Investor Team Secures $360M for Four Seasons Jacksonville Development**
Shanna Collective and Iguana Investments have secured $360 million in construction financing from Goldman Sachs Private Bank to fund the development of the Four Seasons Hotel and Residences Jacksonville. The joint venture notes this is the largest private project financing deal in the city’s history.
The investment will support the construction of 26 private residences, ranging from two to five bedrooms and spanning from 1,930 to 7,936 square feet. In addition, the funding covers the development of a 170-room Four Seasons hotel.
Construction on the project continues to progress. Both the ten-story residential and hotel towers topped off in August 2025. Once completed, the development will include luxury amenities such as a spa, fitness center, three on-site restaurants, and direct access to a new 78-slip marina being developed in coordination with the City of Jacksonville.
The Four Seasons development is located in the heart of Jacksonville’s Sports & Entertainment District, home of the Jacksonville Jaguars and the ongoing $1.4 billion stadium redevelopment. The broader area also features plans for new infrastructure, including a 150,000-square-foot Class A office building with additional amenities like a gym and restaurant.
