**WinnCompanies Completes The Elmwood, a Passive House Project in Worcester Region**
WinnCompanies has announced the completion of The Elmwood, a 93-unit mixed-income housing development located in Shrewsbury, Massachusetts. The $35.2 million project delivers a range of rental options—including low-income, affordable, workforce, and market-rate apartments—in two energy-efficient, three-story buildings.
Built on a formerly vacant nine-acre parcel, The Elmwood is strategically located near major roadways and less than two miles from commuter rail service, positioning it as a convenient option for residents in the fast-growing Worcester region.
“The Elmwood reached full occupancy very quickly, providing clear evidence of the strong demand for apartment options across the income spectrum in this region,” said WinnDevelopment President Adam Stein. “We’re pleased to deliver a community that not only supports the economic strength of greater Worcester but also aligns with public policy goals for the production of quality, energy-efficient mixed-income housing.”
Designed and constructed to meet Passive House standards, The Elmwood emphasizes sustainability with a focus on low energy use and reduced carbon intensity. The development features high-efficiency electric HVAC systems and a 150-kilowatt rooftop solar array, contributing to long-term operational efficiency and environmental impact reduction.
This project marks a significant step forward in the availability of high-performance, inclusive housing in the region.
