**Sentinel Net Lease Acquires Mission-Critical Facilities in Illinois**

Sentinel Net Lease has announced that its Sentinel Opportunity Fund I, LP has closed on the acquisition of two mission-critical commercial properties in Illinois. The properties, leased to Abbott Laboratories and V3 Engineering, are located in Waukegan and Woodridge, respectively. The combined purchase price of the assets totals $20.8 million, representing the fund’s seventh and eighth acquisitions.

The Abbott Laboratories property is a 131,341-square-foot office facility situated near the company’s headquarters campus in Waukegan. It is fully leased and supports Abbott’s software, data engineering, and technology teams — key components of the company’s core operations.

The second acquisition is a 44,096-square-foot facility in Woodridge that serves as the long-term headquarters for V3 Engineering, a multidisciplinary engineering and construction firm with operations in both the United States and Canada.

Both properties are 100 percent leased under long-term agreements, aligning with the fund’s strategy of targeting industrial, office, and retail assets with stable income profiles.

“These acquisitions mark an important milestone as the Fund continues to build a diversified portfolio, one asset at a time,” said Fred Lewis, CEO of Las Vegas-based Sentinel Net Lease. “Being disciplined about tenant quality, lease structure, and market selection has allowed us to grow while maintaining balance across industries and geographies.”
