**Downtown Crossing Office Building Proposed for Residential Conversion**
An affiliate of real estate firm Synergy has submitted an application to convert an 11-story office building at 294 Washington Street in Downtown Crossing, Boston, into a residential complex featuring 255 apartments. The project will retain the building’s existing ground-floor retail space.
According to the Boston Business Journal, this proposal is the largest to date to seek tax incentives under Boston’s office-to-residential conversion program, an initiative launched by Mayor Michelle Wu in 2023 to revitalize underutilized commercial buildings.
This marks Synergy’s first conversion project under the program. The firm is predominantly recognized for acquiring office properties at discounted prices and enhancing them with modern amenities. Synergy has expressed support for the city’s conversion efforts as a strategy to reinvigorate the downtown area.
The building, which dates back to the early 1900s, is located next to the historic Old South Meeting House and wraps around to Milk Street. In the project filings, the property is described as “predominantly vacant,” making it a suitable candidate for repurposing. Its prominent position at the northern end of Downtown Crossing increases the significance of its transformation plans.
