**NHP Foundation and Gibson Spyre Selected to Redevelop Fairfax Affordable Housing Site**
The NHP Foundation (NHPF) and Gibson Spyre have been selected by the Fairfax County Redevelopment and Housing Authority to redevelop 5831 Columbia Pike, located in the Bailey’s Crossroads area of Virginia.
“This development offers a powerful example of how local government, non-profits, and community-based partners can work together to advance equitable development and opportunity for all,” said Eric Price, President and CEO of NHPF. “Northern Virginia is a region we have long identified as essential to our mission of expanding affordable housing opportunities in the DC metro area.”
The proposal, under a 99-year ground lease agreement with Fairfax County, calls for the development of approximately 160 affordable housing units. The majority of the units will be two- and three-bedroom apartments. In addition to residential space, the project will feature a sustainably designed building that includes areas for nonprofit service providers and expansive open spaces for community use.
Community engagement and the entitlement process are expected to begin in 2026, with construction projected to commence in 2028.
