Graphite Expands with New SoHo Headquarters at 148 Lafayette Street
AI-powered code review platform Graphite is significantly expanding its New York City footprint with a new headquarters at 148 Lafayette Street, a 12-story Class A office tower in Manhattan’s SoHo neighborhood. The company is set to occupy 24,829 square feet across the entire sixth and seventh floors, more than tripling the size of its previous 7,000-square-foot space at 434 Broadway.
The property, recently acquired by Tishman Speyer in June 2025, marks the firm’s first office acquisition in New York City since 2019 and its first U.S. office acquisition since 2021. With Graphite’s lease, 148 Lafayette is now fully leased, hosting a diverse mix of tenants in a boutique office setting.
“We acquired 148 Lafayette with the conviction that demand remains strong for top-quality, well-located office properties,” said Chris Shehadeh, Senior Managing Director at Tishman Speyer. “Our ability to lease these two floors almost immediately after they became available reinforces that confidence.”
