**Victorville Retail Center Sells for $6.1M to San Diego Investor**
Progressive Real Estate Partners has completed the $6.1 million sale of Victorville Pavilion, a fully leased 11,618-square-foot multi-tenant retail center located at 14190 Bear Valley Road in Victorville, California. The buyer, a private investor based in the San Diego area, was represented by Vince Provenzano and Michael Sikorski of Pacific Coast Commercial. The seller, also a private investor, was represented by Lance Mordachini, Vice President of Investment Sales at Progressive Real Estate Partners.
“This transaction reflects continued investor demand for credit-oriented retail assets in growing Inland Empire submarkets, where fundamentals, yield, and tax efficiency continue to align,” said Mordachini. “The buyer was motivated by the combination of tenant credit, strong investment fundamentals, and accelerated depreciation with the intention of closing before the year’s end.”
Originally built in 2004, Victorville Pavilion is anchored by service-oriented and e-commerce resistant tenants. Current tenants include T-Mobile, OneMain Financial, the Armed Forces Career Center, and Joe Orthodontics. The fully leased status of the property, combined with its tenant mix and strategic location, made it an attractive acquisition in a competitive retail investment market.
