**DivcoWest Partnership Acquires R&D Campus in North San Jose Off-Market**

DivcoWest, a DivCore Capital company, in collaboration with Grove Real Estate Partners, has acquired The Campus at Trimble, a 253,000-square-foot research and development campus located at 375-441 West Trimble Road in North San Jose. The deal was sourced and closed off-market. Newmark represented the seller. Financial terms of the transaction were not disclosed.

“We are excited by the fundamentals underpinning high-quality R&D projects across Silicon Valley, particularly given the surge of tenant demand in the back half of 2025 amidst a lack of premium R&D supply,” said Elena Miller, head of Bay Area and Pacific Northwest acquisitions at DivcoWest. “This campus, acquired at a significant discount to replacement cost, provides a strong foundation for value creation.”

The Campus at Trimble features a blend of four Class A buildings—ranging between single- and two-story structures—that have been fully renovated in recent years. The property is currently leased to technology innovators including AutoX Technologies, a company focused on autonomous driving; Cepton, a developer of Lidar-based automotive systems; and telecommunications giant Verizon.
