Core Spaces Breaks Ground on ōLiv Columbia Mixed-Use Project

Chicago-based developer Core Spaces has officially broken ground on ōLiv Columbia, a 2,352-bed mixed-use development located at 1401 Main Street in Columbia, South Carolina. The project recently closed on construction financing, provided by affiliates of Apollo, with Newmark assisting in debt financing. Juneau Construction Company has been named general contractor, and the development is slated for completion by summer 2028.

ōLiv Columbia is set to transform downtown Columbia with two high-rise towers—one 26-story market-rate apartment tower and a 22-story student housing tower. The development will deliver a total of 723 residential units and 2,352 beds. In addition to its residential offerings, the project includes over 2,140 square feet of ground-floor retail space and a 1,600-space parking garage, aimed at enhancing street-level activity and supporting the city’s long-term vision for the Main Street District.

“This is an exciting milestone for ōLiv Columbia, a development that will not only bring more housing downtown but also revitalize the Main Street corridor,” said Austin Pagnotta, director of acquisitions at Core Spaces.

ōLiv Columbia marks Core Spaces’ second project in the city, following the successful launch of Hub Columbia at 1426 Main Street in 2014.
