**Enverra Acquires 260,000-SF Office Tower in Tampa’s Westshore**
Enverra Real Estate Partners has acquired 1 North Dale Mabry, a 13-story, Class-A office tower encompassing 260,000 square feet in Tampa’s Westshore submarket.
This transaction, a lender-driven short sale, represents Enverra’s second acquisition of a distressed office asset within the past 12 months. The deal follows the firm’s purchase of the 230,000-square-foot Parkway Center office building in Dallas, Texas.
The Tampa property features modernized amenities including a renovated lobby, on-site fitness center, and conference facilities. It is anchored by national and regional tenants such as Travelers Insurance, Marsh & McLennan Agency, Rissman Law Firm, Ideal Image, and PCL Construction.
Enverra plans to invest $4 million in upgrades to the building. The improvement plans include the addition of a tenant lounge with a coffee bar, a landscaped outdoor terrace, enhancements to curb appeal at the street level, and updates to the fitness center, conference areas, and other common spaces.
