**Matan Companies’ Gaithersburg Campus Now Fully Leased With New MCPS Deal**
Matan Companies has announced that its 44-acre life science and industrial campus in Gaithersburg, Maryland is now fully leased.
The final transaction, sealing the 100% occupancy milestone, was the signing of a 161,500-square-foot lease by Montgomery County Public Schools (MCPS) at 700 Progress Way. MCPS joins existing tenants including AstraZeneca, which occupies an entire 198,000-square-foot building, and Daikin Comfort Technologies Distribution, Inc., which leases 36,145 square feet.
The campus, strategically located along Interstate 270 between the Montgomery Village Avenue and Watkins Mill interchanges, offers high visibility and accessibility. Designed to accommodate a variety of uses including life sciences, manufacturing, distribution, logistics, and institutional operations, the property features 32-foot clear heights, extensive dock and drive-in loading capabilities, EV charging stations, and adaptable configurations.
“The diversity of best-in-class occupants—AstraZeneca in life sciences, Daikin in advanced HVAC distribution, and now Montgomery County Public Schools—demonstrates the incredible flexibility and strategic location of these assets along the I-270 corridor,” said James Matan, Director of Leasing at Matan Companies.
With this latest lease signing, the campus stands as a fully utilized asset reinforcing its role as a premier location for a range of high-value tenants in the region.
