**Helm Equities Advancing Major Mixed-Use Project in Miami Design District**

Helm Equities is moving forward with an ambitious mixed-use development in the heart of Miami’s Design District. The project will encompass a total of 829,701 square feet and include residential units, office space, and retail.

The development, known as the Helm Design District, will feature 278 residential units, 101,433 square feet of office space, and 56,409 square feet of retail offerings. A key component of the residential portion is a commitment to workforce housing, which will make up 40% of the residential units. These workforce units will be located on the lower floors of the residential tower and will include their own dedicated amenities, such as a pool deck and shared spaces on the ninth floor. Unit sizes for workforce housing will range from 404 to 1,140 square feet.

In contrast, the market-rate residences will be situated on the upper floors, ranging from 1,327 to 3,296 square feet. These units will have access to amenities located on the 18th floor, as well as a rooftop pool deck offering elevated views of the city.

The residential tower is planned to rise 36 stories, while an adjacent eight-story office building will include rooftop amenities such as a terrace and event space to support a collaborative, modern work environment.

The architectural design for the project is being led by Miami-based firm Cube3, underscoring a local partnership to bring this dynamic mixed-use project to life.
