**Diversified Partners Announces 16-Acre Mixed-Use Retail Development in Surprise, Arizona**
Diversified Partners has unveiled plans for a new 16-acre mixed-use retail development in Surprise, Arizona. Strategically located at the northeast corner of Cactus Road and Cotton Lane, the project sits within the rapidly expanding Prasada Master Plan Community.
The development will feature approximately 120,000 square feet of space, designed to support a wide range of retail, service, and lifestyle tenants. The project will include pad sites, shop space, auto and storage uses, along with ground lease and build-to-suit opportunities. It is tailored to attract a diverse mix of users, including service retail, restaurants, fitness studios, hospitality providers, and entertainment venues.
Several businesses have already committed to the site, including a convenience store with fuel services, national drive-thru restaurant brands, and a veterinary clinic. Negotiations are also underway with additional tenants spanning dining, wellness, automotive, and lifestyle sectors.
RKAA Architects is serving as the architect for the project, with leasing efforts being led by Delaney McGroarty of Diversified Partners.
