**SL Green Acquires Full Ownership of 800 Third Avenue, Extends Mortgage**
SL Green Realty Corp. has acquired full ownership of the Midtown Manhattan office tower at 800 Third Avenue, purchasing the remaining 39.48% stake from its joint venture partners for a total cash consideration of $5.1 million. With this transaction, SL Green now holds 100% ownership of the 41-story office building.
Alongside the acquisition, the company completed a modification and extension of the property’s existing $177-million mortgage. The mortgage maturity has been extended from February 2026 to February 2031, including all available extension options. The interest rate remains at 1.70% over Term SOFR, which has been fixed at 5.03% from February 2026 to the new initial maturity date in February 2029.
