**Terreno Realty Acquires Maryland Industrial Property for $50M**

Terreno Realty Corporation has acquired a significant industrial property in Hyattsville, Maryland, for approximately $50 million.

The asset features a rear-load industrial distribution building comprising approximately 180,000 square feet situated on 14.1 acres. Located at 2300 Craftsman Circle, the property sits near the intersection of the Baltimore-Washington Parkway and U.S. Route 50, just one mile from Washington, D.C. The facility includes 45 dock-high and one grade-level loading positions, along with parking accommodations for 156 vehicles.

Currently, the building is shell complete. Terreno plans to permit and construct interior finishes, with completion expected in early 2027. The company’s total anticipated investment in the project is $57.6 million, with an estimated stabilized cap rate of 5.2%.
