Avison Young Tapped to Market Redevelopment Opportunity at 211 North Ervay in Downtown Dallas
Avison Young has been selected by Thistle Creek Capital to serve as advisor and broker for the sale of 211 North Ervay, a redevelopment and adaptive reuse opportunity located in the heart of Downtown Dallas.
The 18-story tower, built in 1958 and renovated in 2014, encompasses 184,793 square feet of space and is strategically situated near transit corridors, arts and entertainment districts, and major employment centers. With its central location and flexible CA-1 zoning, the property offers a wide range of potential uses, including multifamily residential, hotel, hybrid hotel-apartment developments, or next-generation office concepts.
Adding to its appeal, 211 North Ervay stands close to the Kay Bailey Hutchison Convention Center, which is currently undergoing a $3.7 billion expansion. The redevelopment opportunity may also qualify for a variety of development incentives, including Historic Tax Credits and Low-Income Housing Tax Credits (LIHTC), providing added value for investors and developers.
Leading the marketing efforts for the property are Avison Young professionals Mike B. Kennedy, James Nelson, Erik Edeen, and Sullivan Johnston.
