National Demand for Office Space Surges in Q3 2025, Signaling Potential Recovery

National demand for office space experienced a significant upswing in the third quarter of 2025, according to the NAIOP Research Foundation. The sharp turnaround from earlier trends of negative absorption could mark the beginning of a broader market rebound, as outlined in the foundation’s Office Space Demand Forecast for the fourth quarter of 2025.

During Q3, net absorption totaled 19.8 million square feet across the country—up notably from the 14.9 million square feet of negative absorption recorded in Q2. This makes Q3 the strongest period for office demand growth since 2022. Despite this surge, demand year-to-date remains relatively flat, having increased by just 600,000 square feet. The slow annual growth is largely due to weak leasing activity during the first half of 2025.

“While the third quarter’s rebound is a promising sign, the office market remains at a pivotal ‘normalization’ point,” said Marc Selvitelli, CAE, president and CEO of NAIOP. “Firms are making more deliberate, long-term decisions about their space needs, and this report underscores the complexity of those decisions in the current economic climate.”

The latest data suggests a shift in market dynamics, with office tenants showing renewed confidence amid a complex and evolving economic landscape.
