**Arizona Tribe Plans Major East Valley Mixed-Use Development**

The Salt River Pima-Maricopa Indian Community (SRPMIC) is preparing to transform 270 acres of tribal-owned land in the East Valley of the Phoenix metropolitan area into a dynamic mixed-use destination. The site, which is currently home to a sand and gravel operation, represents a significant development opportunity for the region.

As part of the plan, approximately 80 acres will be dedicated to a new casino that will replace the existing Casino Arizona. The current Casino Arizona, which opened in 1998, is located just north of McKellips Road and will eventually be phased out for the more modern facility.

The remainder of the site, particularly the western portion, is being earmarked for moderate-density development, featuring a mix of hospitality, street-level retail, office space, and public areas, including parks and playgrounds. This comprehensive plan aims to create a vibrant community hub that blends entertainment, commerce, and leisure.

SRPMIC is open to collaboration with prospective development partners. While the Tribe will retain ownership of the land, it will offer 99-year ground leases with the option for joint development agreements. As a sovereign entity, SRPMIC does not require approval from other governmental authorities to move forward with development plans.
