**Nashville Greyhound Station Site Eyed for Redevelopment**

The Becker Organization is seeking investors for a major land deal that includes the downtown Nashville Greyhound bus station. The firm has launched a direct investment and 1031 exchange opportunity aimed at real estate investors looking to reinvest proceeds from sold properties while deferring capital gains taxes.

The organization is examining multiple development possibilities for the site, which qualifies for up to 18-20 stories of construction under Nashville’s bonus height program. With additional city approvals under the overall height modification process, the site could potentially accommodate developments up to 30 stories. Future use of the site could include a mixed-use development once current leases expire.

The 1.74-acre site, located in the Pie Town neighborhood, along with an adjacent parking lot, was listed for sale earlier this year. Charlie Gibson of Stream Realty is leading marketing efforts for the property.

Ownership of the land is divided among three entities. Twenty Lake Holdings acquired the Greyhound station property in 2023 for $14.5 million. GLI Acquisition Co. has held the neighboring property at 718 6th Avenue South since 1987. Greyhound Lines retains ownership of a portion of the property.

This high-profile site in downtown Nashville presents a significant opportunity for investors and developers eyeing vertical, mixed-use expansion in a growing urban market.
