HIC Land Breaks Ground on $300M Carolina Station Development Near Savannah
HIC Land has officially broken ground on Carolina Station, a $300 million, 2,600-acre master-planned community located on the historic Morgan Tract in Hardeeville, just north of Savannah.
The development will feature over 650 multifamily residential units and more than 95 acres of commercial property. HIC Land, which owns the commercial parcel, plans to transform it into a vibrant mix of retail, dining, and lifestyle spaces designed to serve both future residents and the broader regional community.
The project, which began with a $36 million acquisition of the Morgan Tract, will be developed in phases over the coming years.
Carolina Station’s strategic location provides easy access to key Lowcountry destinations, including the beaches of Hilton Head Island and downtown Savannah. It is also situated near major employment centers such as the Hyundai Motor Group Metaplant America, which opened in March and is expected to generate up to 8,500 jobs in the surrounding area.
